Primary Duties/Responsibilities:
Property Operations and Budgeting:
· Works closely with the Property Manager and Project Accountants to ensure accuracy of financial reporting and budgets.
· Reviews monthly and quarterly operating reports to investor, working closely with Asset Managers and Property Managers.
· General ledger review and analysis. Ensures records are kept in compliance with GAAP or other basis of accounting. Researches accounting guidance and drafts position memos on treatment of new/unusual items.
· Treasury functions including cash management and cash flow projections.
· Maintains property’s Argus building valuation model for investor’s buy/sell/hold analysis.
· Assists in Annual Plan/Budget preparation process, including revenue projections and variance analysis.
· Coordinates audits (external, internal, etc.) and prepares information for these audits, as needed.
· Assists in supervision of Project Accountants.
Property Development:
· Works closely with Project Manager and Project Accountants to ensure accuracy of construction draws and financial reporting.
· Reviews funding request to investors and analyzes general ledger.
· Reviews budget overages and researches variances with Project Manager.
· Assists in supervision of Project Accountants.
Acquisitions/New Projects:
· Assists in due diligence process related to property acquisitions. This could include reviewing property valuation models in Argus, performing revenue and expense analysis of the potential acquisitions, lease analysis, debt analysis, preparation of revenue and expense proration’s, etc.
· Assists in the setup of new projects. This could include the setting up the property in Hines ES (or similar software), opening bank accounts, preparing rent start letters and preparing acquisition accounting schedules/entries (FAS 141/142 purchase accounting, FAS 13 straight-line rent, revenue models).
Work Experience:
· Two to four years with “Big Four” accounting firm or the equivalent
Formal Education:
· Bachelor or Master degree in Accounting from an accredited university
· CPA preferred
