ucas Group has partnered with our client in on their search for a Portfolio Property Supervisor

Scope of Responsibilities:

  • Leasing & Marketing
    • Create and administer pricing according to market research and market conditions
    • Work closely with Leasing Supervisor for constant feedback in order to adjust pricing as necessary
    • Decide on staffing needs in coordination with Leasing Supervisor
    • Give final approval on rental rates in negotiations
    • Create renewal offers to current residents and monitor program for resident retention
    • Oversee resident relations particularly when dealing with difficult situations or residents. Make decisions on how to handle those situations and meet with residents when necessary.  Negotiate resolutions and ensure that rules and regulations are being observed
    • Oversee all advertising and marketing efforts, including websites, internet listing sites, social media. Create programs, implement, and audit for results
    • Make sure that all leasing personnel comply with ADA and Fair Housing requirements and any other law that occurs in real estate
    • Investigate business opportunities for new or improved income streams, such as electric car charging stations or ADUs
  • Maintenance & Repairs
    • Set priorities on all maintenance to make sure that problems that can cause damage are resolved quickly.
    • Make sure that Maintenance team is operating with set priorities efficiently and in a timely fashion, particularly when servicing resident requests
    • Work with Director of Maintenance to oversee maintenance team staffing and training.
    • Personally inspect difficult maintenance problems including any claims of mold, asbestos, or other possible legal issues
    • Make sure that all properties use procedures that ensure the safety of the residents, visitors, vendors, and employees
    • Approve outside vendor work and negotiate contracts and scope of work, making sure all legal requirements are met (such as insurance coverage)
    • Give advice on resolution of difficult or long-standing maintenance or repair problems, including vendors and reasonable fees. Give final approval on bids
    • Create action plans for capital improvements and renovations, get approval as needed and work on implementing with Director of Maintenance
    • Work with Director of Maintenance on all outside vendor contracts to make sure that they are executing properly and at correct prices, including landscaping, trash collection, spa and pool maintenance, elevator contracts, pest control, painting, cleaning
    • Negotiate prices with vendors as appropriate
    • Walk buildings and apartments to ensure they are in good condition. Prioritize improvements, such as common area maintenance and painting, as needed
  • Design
    • Stay current with industry design trends in all areas of buildings and apartments
    • Source vendors and products to get best prices with reliability, correct design, and able to withstand apartment rentals
    • Research larger purchases, such as appliances or corridor carpeting, to make sure that they are consistent with quality level and appropriate for apartments. Negotiate prices
    • Make sure company branding products are current and consistent – logos, stationery, signage, pamphlets, photography
